1) Make sure that you discuss a specific marketing plan designed to generate demand for your property. Too many properties are still being listed in the MLS but there is no marketing strategy in place. This causes the property to sit and get stale.
2) Be very careful when making repairs. Make sure that you are not repairing things that will not give you your money back. Too many sellers put new carpet in their property and then the next buyer wants to change the color so they give you no value for that upgrade. Again, there must be a plan in place and the plan will vary from property to property and situation to situation.
3) Remember, it is the Agent and the Company that works to sell your property. Choosing an agent with a company that is very active in today’s market is critical. Be VERY careful when choosing your agent.
4) Pricing is always a major concern for both buyers and sellers. The key is to talk about a specific pricing strategy based on your goals. There are many factors that must be considered. Speed of sale, condition of home, location and competition all play a role in the price. I believe it is our job to get you the most money and we can only do this by understanding what you want to accomplish.
There are many ways to assure a fast sale and a good price. Every property is different and it is our job to understand those differences and create a plan that will display the features and benefits of your property to a prospective buyer.
